I've also tried investing in rental properties, but the legal uncertainty that exists in Spain today makes it a risky profession. Traditional rental will offer you around 5% net return, and tourist rental around 7% net (after accounting for all business expenses).
Add to that the headaches of dealing with tenants, repairs, vacancies, and the constant risk of non-payment or squatting—something that's becoming increasingly common in many countries.

I've been investing for 5 years and have obtained an average return of 12.2%, which I'm sure will be very difficult to beat (unless we're talking about cryptocurrencies, which I tried briefly and ran away from quickly, not understanding why one day I could gain a lot but also lose everything).

🛡️ The Power of Diversification
The idea is very clear: I prefer to lend €10 to 100 people rather than €1,000 to one person.
This is exactly what crowdlending allows me to do: invest in more than 40 different platforms (I have a list of over 400 spread throughout the world), where I diversify by country risk, loan type, loan originator, time horizon, etc. That is, I prefer to lend €1,000 across 100 loans of €10 each to 100 people who want to buy a car, rather than leave my apartment that cost me €300,000 for rent to a single family. If that family has problems or simply decides not to pay, they'll block all my saved capital.
On the other hand, if one of the car buyers fails and doesn't pay me, I'll be owed €5, €7, or €10—but I'll recover it many times over with the profits from the other 99 who did pay the principal plus interest.
In other words, I don't think there are many sectors where you can invest in real estate, companies, individuals, etc., with amounts as low as €10-€50 and expect returns—sometimes daily, sometimes monthly—with almost guaranteed profitability around 10%, when not more.

This sector also introduces the magic of compound interest, which makes the interest obtained reinvest and also produce more interest, geometrically creating a significant amount of funds that surprises. With savings of just €20 per month, after 20 years you can obtain amounts exceeding €15,000. If you save the cost of one coffee a day and have that money after a few years, I think it's a great idea.
